Meet the Team
PatrimonyStay was founded in 2021 by heritage-conservation experts, hospitality veterans, and cultural curators committed to safeguarding India’s architectural treasures. Historic properties often languish due to high restoration costs and lack of professional management. We bridge this gap by offering end-to-end heritage hotel services: conservation planning, adaptive reuse, luxury operations, and cultural programming.
Our leadership includes architects certified by INTACH, hotel-management alumni from the Oberoi and Taj groups, and scholars of Indian art history. We adhere to UNESCO guidelines for heritage conservation and FICCI’s Responsible Hospitality standards. PatrimonyStay operates on three pillars: Authenticity, Sustainability, and Guest Delight. Authenticity ensures period-accurate restoration using hand-crafted materials—jaali lattices, lime plaster, and antique hardware—while integrating discreet modern comforts. Sustainability emphasizes solar energy, rainwater harvesting, and sourcing local artisans, reducing carbon footprint and empowering communities. Guest Delight delivers curated experiences: private raga recitals, village tours, and farm-to-table feasts featuring local cuisines.
We partner with local trusts, state tourism boards, and international NGOs to revive endangered sites. To date, PatrimonyStay has successfully restored and managed five heritage properties—Haveli Vilas in Jaisalmer, Spice Manor in Kochi, and Victoria House in Darjeeling—achieving 95% occupancy, 4.8/5 guest ratings, and significant uplift in community livelihoods.

What Makes Us Unique

  • Expert Heritage Restoration & Conservation

Our heritage architects and conservation specialists conduct structural assessments, historical research, and materials analysis before every project. Using traditional techniques—lime plastering, Stucco molding, wood carving—and sourcing reclaimed materials from local craftsmen, we stabilize and restore walls, facades, and ornamental elements. All interventions comply with The Burra Charter and ASI guidelines, ensuring authenticity and structural integrity. Detailed documentation, including measured drawings and photographic records, is archived and shared with property owners and local heritage bodies.
  • Luxury Hospitality Operations

PatrimonyStay implements five-star service standards tailored to heritage settings. Our trained staff—including butlers, housekeepers, and chefs—undergo specialized orientation on period etiquette, local culture, and historical narratives. We craft signature guest journeys: royal brunches in courtyard pavilions, candlelit dinners under heritage lamps, and guided tours led by resident historians. Housekeeping employs eco-friendly cleaning methods that preserve antique textiles and woodwork. Every stay includes personalized welcome amenities—handwoven shawls, local tea blends, and curated reading materials on property history.
  • Sustainable & Community-Centric Practices

We integrate renewable energy through rooftop solar panels sized to meet 60% of property energy needs, preserving roof structures with minimally invasive mounting. Rainwater-harvesting tanks and greywater recycling support gardens and flushing systems. PatrimonyStay sources farm-fresh produce from neighboring villages and employs local tailors, potters, and musicians, generating socio-economic impact. Annual sustainability reports track water savings, solar generation, and community employment metrics, ensuring transparency and continuous improvement.
  • Cultural Programming & Experiential Tours

Beyond accommodation, PatrimonyStay curates immersive cultural experiences: morning yoga on palace terraces, Madhubani-painting workshops with local artists, and cooking classes featuring regional spice blends. Seasonal events include Diwali lantern-lit courtyard festivals, monsoon poetry readings, and mango-harvest picnics on estate farmlands. We partner with UNESCO-accredited guides to design heritage walks, temple tours, and behind-the-scenes craft demonstrations—immersing guests in living traditions.
  • Customized Marketing & Distribution

Our in-house marketing team crafts digital storytelling campaigns highlighting property narratives through high-resolution photography, drone footage, and guest testimonials. We syndicate inventory across luxury travel platforms—Mr & Mrs Smith, Relais & Châteaux—while managing direct-booking channels with dynamic pricing and SEO-optimized content. Distribution analytics track channel performance, enabling agile rate adjustments and targeted promotions to maximize revenue and occupancy year-round.
  • Comprehensive Owner Partnership Model

PatrimonyStay offers flexible management agreements: revenue-share, fixed-fee, or hybrid models tailored to owner preferences. We handle all operational aspects—staff recruitment, P&L management, CAPEX planning, and regulatory compliance—while owners retain strategic oversight through monthly performance dashboards. Regular audits and ROI reports cover guest satisfaction scores, RevPAR, and operational efficiency metrics, fostering trust and transparent governance.
Our Capabilities
  • Heritage Property Assessment & Planning
A multidisciplinary team conducts site surveys—structural integrity, material decay, and historical research—producing Conservation Management Plans. Plans detail priorities: stabilization, facade restoration, and adaptive-reuse strategies. Budgeting and phasing ensure minimal guest disruption and grant eligibility from heritage funds.
  • Interior Design & Period Furnishing
We restore and replicate period furniture—Rajasthani cupboards, colonial chairs, and Mughal-style divans—partnering with master craftsmen. Soft furnishings feature handloom textiles, block-printed linens, and traditional dye techniques. Lighting design combines antique fixtures with modern LEDs for ambiance and functionality.
  • Restaurant & Culinary Services
Our culinary team curates menus celebrating regional heritage: Rajasthani Laal Maas, Kerala seafood stews, and Bengali sweets. We source heritage grains and heirloom spices from local farmers, incorporating farm-to-table principles. Private dining experiences—thali-service in heritage pavilions or high-tea in manicured gardens—enhance guest engagement with locale.
  • Event Management & Weddings
PatrimonyStay specializes in destination weddings, corporate retreats, and cultural festivals within heritage precincts. Services include event design, vendor coordination, AV setup, and guest accommodation management. We ensure compliance with conservation norms—temporary structures, guest flow controls, and acoustic management—delivering seamless, memorable events.
  • Spa & Wellness Retreat Integration
We design heritage-themed spa pavilions offering Ayurveda treatments, herbal steam rooms, and traditional massage therapies. Wellness programs—detox retreats, meditation sessions, and yoga classes—are led by certified practitioners, integrating local healing traditions and wellness gastronomy to rejuvenate guests in historic settings.
  • Cultural Asset Management & Documentation
PatrimonyStay maintains comprehensive archives of building plans, restoration logs, and artifact inventories. We offer digital asset management for owners, including 3D laser scans, interactive virtual tours, and cataloging of art collections. This preserves institutional memory and supports grant applications, academic research, and public engagement initiatives.
